How to use our SMSF Borrowing Calculator
Finding out the maximum borrowing capacity for your SMSF has never been easier! To work out how much money your SMSF can borrow to invest in property, you will only need to answer 3 questions: 1. The interest rate of the loan you wish to use. (we have used a pre-set of 7.25%) 2. The annual rental income expected from the property (to be factored into the borrower’s ability to make repayments). 3. Your annual salary (before super) of yourself (+ your partner). Once you have these details, enter them into our calculator and it will give you your estimated maximum borrowing capacity.
Assumptions Used
The amounts provided should be used as a guide only and cannot be relied on as a true indication of your available SMSF loan borrowing capacity or indication of pre-qualification for any SMSF home loan product. The figures are based upon the information you put into the calculator. We have made several assumptions when producing the calculations including: Loan Interest Rate, we assume that the rate you enter, is the rate that will apply to your loan for the full loan term – even if you choose a variable rate or a fixed term rate. Annual Rental Income, we assume that a tenant would be occupying the property for the entire of the loan term and that the income that you enter will apply for the entirety of the loan term. Annual Salary, we assume that the salary entered applies for the entirety of FY2023 and the internal taxation calculation accounts for this. Estimated Borrowing Amounts, the result generated is based on current market conditions and internal decisions regarding lending parameters. This amount may differ if the same figures were to be inputted at a different date and is not a true indication of the allowable amount should a full application be provided and reviewed by us.
